The property is located in the western area of the city, within the Grande Raccordo Anulare (A90 Motorway), in the Val Cannuta zone at km. n.7 of the Via Aurelia: It is part of an urban landscape featured, on the south, by a significant presence of accommodation, healthcare and commercial facilities, on the west, by housing zones and at north/north-east by the open space of the Tenuta Dell’Acquafredda Nature Reserve.
The area is well connected to the existing public road infrastructures and it is located at 500 metres from the Aurelia railway station served by the regional railway line Roma – Civitavecchia.
Currently not built, it originally covered a territorial area of 7 hectares, of which about 7,500 m2 have been expropriated by the Municipality of Rome to build the continuation of Via Gregorio XI towards Via Aurelia.
Today, the estate is made up of three plots of land with an overall land area of 66,540 m2, in which, the most consistent one measures 65,900 m2 and it is divided in two parts by Via Gregorio XI:
- South East Lot, of about 20,900 m2, located in the Public Services area of the Urban Level;
- North West Lot, of about 45,000 m2, located in the Parchi Istituti area and specifically in the Tenuta Dell’Acquafredda Nature Reserve.
The zone is characterised by a flat area (South East Lot) and a pronounced slope area up north (North West Lot).
The enhancement proposal is, in line with the current planning provisions, the establishment in the South East Lot of a SNF (Nursing home care) with 358 beds and ancillary services, with a total buildable area of 20,000 m2.
